ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
Lease Abstraction & Management
- Review, abstract, and interpret lease documents, amendments, and related legal agreements (i.e., leases, license agreements, modifications, renewals)
- Review and maintain lease data into lease accounting management software (e.g., MRI).
- Track critical dates including lease expirations, renewals, options, rent escalations, and tenant notice deadlines.
- Fulfill legal requirements for various Tenant Notices (e.g. RCD Notices, Default Notice Retention, etc.)
Rent & Billing Support
- Verify rent commencement and escalation dates and make updates accordingly.
- Monitor store closures and vacate dates; report to Lease Accounting in a timely manner.
- Collaborate with Lease Accounting to ensure accurate billing of rent, CAM, taxes, and other billings.
Document Management
- Maintain and organize electronic lease files.
- Ensure lease documentation is complete, accurate, and compliant with company standards and audit requirements.
Cross-Functional Coordination
- Collaborate with Leasing, Legal, Lease Services, Tenant Coordination, Accounting, and Property Management to ensure alignment on lease terms and obligations.
- Provide support for tenant inquiries and disputes related to lease terms or billing as needed
- Assist in due diligence for acquisitions, dispositions, and refinancing.
- Support business units with legal lease research requests- Support business units with risk management reporting (e.g. kickout, co-tenancy, assignments, etc.)
Reporting & Analysis
- Ensure accurate data produces reliable lease abstracts, rent rolls, occupancy reports, etc.
- Support budgeting, forecasting, and property valuation efforts through accurate lease data.
Compliance & Quality Assurance
- Ensure compliance with internal controls and regulatory requirements.
- Conduct periodic audits of lease files and database entries to ensure accuracy and integrity.
- Maintain a lease log of all executed documents and the timely abstraction and setup in the lease administration accounting software (e.g. MRI)

REQUIRED EDUCATION AND EXPERIENCE:
- Bachelor’s degree in Business, Real Estate, or related field or equivalent work experience
- 3+ years of lease administration experience in a retail commercial real estate environment or REIT.
- Proficiency in lease administration software (e.g., Yardi, MRI, Lucernex) and MS Office Suite (especially Excel).
HIRING RANGE DISCLAIMER:
The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.
Hiring Range: $62,100 - $94,600 per year
