Prepare lease proposal letters for tenant acceptance%26nbsp;%3Cbr%3Eb. Prepare lease proposals and route for system approval%3Cbr%3Ec. Verify finished lease document matches proposal terms%3Cbr%3Ed. Route Leases/Amendments for execution and return to tenants%3Cbr%3Ee. Update, maintain rent rolls and insure accuracy%3Cbr%3E20%%3Cbr%3EConstruction:%3Cbr%3Ea. Meet with tenant and space planner to determine scope of renovation%3Cbr%3Eb. Schedule and attend all design meetings with tenant and space planner%3Cbr%3Ec. Coordinate and oversee pre-bid meeting with general contractors%3Cbr%3Ed. Collect tenant improvement overage from tenant%3Cbr%3Ee. Prepare CER?s for construction projects%3Cbr%3Ef. Prepare preliminary project schedules, budgets and cost summaries%3Cbr%3Eg. Responsible for all Ebuilder input and documentation%3Cbr%3Eh. Schedule and attend all construction meetings%3Cbr%3EI. Process all project related invoices 20%%3Cbr%3ECorporate Coordination:%3Cbr%3Ea. Interface with internal departments requesting space reconfiguration in timely manner.%3Cbr%3Eb. Coordinate inter-department service to ensure all move issues are identified and budgeted.%3Cbr%3Ec. Coordinate inter-department requirements if construction and/or move required following approved policy.%3Cbr%3Ed. Ensure all approvals are acquired and documented.%3Cbr%3E20%%3Cbr%3EProperty Management:%3Cbr%3Ea. Insure each property is appropriately cleaned, maintained and safe.%26nbsp;%3Cbr%3Eb. Inspect all properties for any deficiencies quarterly%3Cbr%3Ec. Take proactive approaches to resolve any identified concerns%3Cbr%3Ed. Negotiation and administration of new and renewing service agreements%3Cbr%3Ee. Insure proper documentation (Certificates of Insurance, W-9)%3Cbr%3Ef. Monitor and insure competency of work provided by contractor/vendor%3Cbr%3Eg. Maintains floor plans with departmental and/or tenant information%3Cbr%3E15%%3Cbr%3EFinancial Responsibilities:%3Cbr%3Ea. Budget rental revenue and resolve space absorption issues as they occur%3Cbr%3Eb. Budget TI dollars%26nbsp;%3Cbr%3Ec. Prepare capital budget requests%3Cbr%3Ed. Process invoices for assigned properties%3Cbr%3Ee. Prepare monthly receivable and variance reports for assigned properties%3Cbr%3E15%%3Cbr%3ETenant Relations:%3Cbr%3Ea. Build positive relationships with physicians, office managers and their staff.%3Cbr%3Eb. Insure that tenant experience is a positive experience%3Cbr%3Ec. Meet with office managers on a quarterly basis%3Cbr%3Ed.
